About the Event: The Best of Apartment Living Awards dinner will be held in three-different regional locations of the state; Western, Central and Eastern areas of the state. You will compete against communities in the region you select. Properties will be judged as scheduled in each region. Attendees include every apartment professional from Leasing and Service Technicians, Property and Service Managers, Regionals and Executives to Apartment Owners. The event will be Day-Glo themed and will begin with a festive cocktail party! The Awards Dinner will immediately follow the cocktail party. It is throughout this dinner where the attendees will discover who will be crowned the best of the best for apartment living in 2020!
This is a member only event. Registration is required to enter the Best of Apartment Living Awards and the Dinner. Community Awards Categories Registered management companies and properties have chosen from the award choices below. Judging will be based on the criteria below. Leasing, Marketing & Website Engagement Excellence Your community will be judged specifically with how well the property leases apartments. Judging includes reviewing the property’s website, response to leasing questions via the internet, telephone skills and in-person tour. The judge will review every aspect of the leasing process. This is a ‘mystery shop’. Top three highest scores based upon apartment units and age of property wins!
Maintenance Excellence This category is specific to the apartment community’s overall level of care. Judging includes a scheduled tour of the apartment community, a vacant-ready apartment, care of the amenities, common area, and maintenance programs. Judges will call the community with a scheduled appointment to tour. Top three highest scores based upon apartment units and age of property wins!
Community Overall Excellence The community will be judged based upon the community’s overall appearance and amenities. This is a ‘mystery shop’ with evaluations taking place during the summer months. Top three highest scores based upon the apartment units and age of the property wins!
Property Manager of the Year In order to enter this category, the Property Manager’s community MUST be entered into the above three categories, Leasing, Service, and Overall categories. These scores will be added together and averaged. An online form must be completed by the Property Managers supervisor. The form includes items such items as the property’s budget & expenses, retention, staffing, occupancy, and property programs and lastly, why the Manager is being nominated. The highest average score will win Property Manager of the Year. Only one winner per region for this category.
Service Manager of the Year This is an individual category. In order to enter this category, the Service Manager’s community MUST be entered into both Service Technician Excellence and the Community Overall Excellence categories to be considered. The Service Manager will be judged based upon the property’s overall service, production schedule, service request completions, expenses, and preventative maintenance programs. The Service Manager must be nominated by a supervisor and an online form must be filled out. The total scores from the Community’s Overall and Service Technician Excellence will be added to the Service Manager’s interview score and totaled. The highest average score will win. One winner per region.
Rookie of the Year This award is given to a NEW employee who works at the apartment community. The employee must be working at the community for 3 – 9 months and is brand new to the industry! The rookie should be nominated by their immediate supervisor (Property or Service Manager). The ‘Supervisor’ must complete an online form to be considered. One winner per region.
The Green Initiative Award This category is based upon an apartment community’s green initiatives. The Green Award is awarded to one community in a region and considers all forms of sustainability taking place at the apartment community. This includes electrical, gas, & water,power for the community. An online form must be completed to be considered.
Management Company of the Year To be considered for Management Company of the Year, the management company must enter in this category. ONE entry per management company. To be considered, the management company with communities entered into all three (Leasing, Service, Overall) Categories will be considered. Only the properties entered into all three categories of the competition will be added and averaged. The Management Company who has the highest average score wins Management Company of the Year. You must enter into this category to be considered.
***All apartment communities who enter into all three categories; Leasing/Marketing, Service Tech’s, and Overall will automatically be entered to compete for Top 10 Best of Living! The 10 communities with the highest average scores will be announced.
