Earning your CAPS takes you to the next level in property management. It fast-tracks your career advancement and your corresponding earning potential. This program is recommended for property managers, regional managers and those with sights on corporate management who are interested in advancing their career by earning a nationally recognized certificate.
NAAEI has developed the Certified Apartment Portfolio Supervisor training curriculum and the subsequent exam to help those in property management to build upon their knowledge, responsibilities and to prepare them to obtain the CAPS.
You will learn about: Recruiting high-performing employees; Employee performance, engagement, and retention; Minimizing conflict through stakeholder communications; Ethical behavior and conflicts of interest; Annual operating budgets and owner performance objectives; Property and portfolio results; Due diligence process; Property takeover process; Capital improvement plans; Managing risk through inspections, follow-up procedures, and incident reporting compliance; Minimizing legal risk and liability; Regulatory agency oversight of assisted housing; Analyzing property performance data to inform action; Management agreements; and Evaluating and reporting property performance using key performance indicators.

Requirements:
To obtain the CAPS credential, candidates must complete the following:
- Minimum of 24 months employment as a multi-site supervisor OR be a CAM in good standing with 24 months employment as an apartment manager.
- Successful completion of all CAPS course work (totaling 40 hours)
- Pass the CAPS exam within six (6) months of declaring candidacy

CAPS Direct allows you to earn your CAPS credential without completing the CAPS coursework, provided you fulfill the following criteria. CAPS Direct is also available to former CAPS credential holders who have allowed their credential to lapse for more than five years.
To qualify for CAPS Direct, candidates must meet two of the following three criteria:
- Hold a Bachelor's or Master's degree with a major, minor or concentration in property management or real estate.
- Hold a current CPM designation.
- Have over five years of experience as a multi-site portfolio supervisor.
Apply to CAPS Direct by logging in to PACE. The cost is $750, which includes the CAPS eBook and initial exam fee. The exam must be completed successfully within six months of enrollment in CAPS Direct.

After completing your four days of in-person CAPS instruction, please view the instructions for scheduling your CAPS V2 exam.
Please note: in Step 7, you must select "Testing Center or Remote Proctoring" for your test format. If you do not select this option, please reach out to Kyle Galvin (kgalvin@paahq.com) to have your application reset.
You must take your exam within 6 months of the first day of instruction. If more than 6 months elapses, you must pay a fee to NAAEI to renew your candidacy for an additional 6 months. After 2 years have passed since the first day of instruction, you must retake the class in order to take your exam.

INSTRUCTOR: Brian Paule
Brian Paule is the COO of Altman Co. He has accumulated significant real estate knowledge and experience over the past thirty years. Prior to Altman, Brian was at The Galman Group where he worked his way up from a Property Manager to the company President in under 25 years. As an active member of the National Apartment Association, Brian is a faculty member of the National Apartment Association Education Institute (NAAEI) as well as CAM certified. Brian is a Past President (2012) of the Pennsylvania Apartment Association. Brian is on the Advisory Board of Operation Homefront.
He has a B.S. in Business Management from Philadelphia College of Textiles & Science.
